To qualify, you need to meet 3 main criteria:
Location of the Home
The property must be in an eligible rural or suburban area (see Michigan examples below).
Income Limits
Your household income must not exceed 115% of the area's median income.
Income limits vary by county and household size. For example, in 2024, the general limit is about $110,650 for a 1–4 person household in many parts of Michigan.
Credit & Debt
Credit score of 640+ is preferred, though lower scores may still qualify.
Your total monthly debts (including the new mortgage) should typically be less than 41% of your gross income.
Many areas in Michigan qualify for USDA loans. Some examples:
Northern Michigan – Areas like Gaylord, Alpena, Petoskey, and Cheboygan are generally eligible.
Western Michigan – Rural areas near Ludington, Manistee, and parts of Muskegon County.
Southern Michigan – Many parts of Jackson, Hillsdale, and Lenawee counties qualify.
Thumb Region – Cities like Bad Axe, Caro, and Sandusky often fall within USDA limits.
Just outside major cities – Areas near but not inside cities like Grand Rapids, Lansing, and Kalamazoo often qualify.
